New project CELTIC SITE

The new CELTIC SITE project offers recently approved parcels of land intended for residential development. 11 building parcels follow up the LIVE HOUSES project. Each plot is connected to underground services (water, sewage, gas and electricity connections). The plots are located in a gated community with a new access road, sidewalks and street lights. The areas range from 902m2 to 1308m2 priced from 2 300 CZK/m2 to 2 900 CZK/m2. The surface is flat and ready for immediate development.

In our project ŽIVÉ DOMY (Houses Alive) we decided to use the so called vegetative rooftops (green roof). This means that instead of the classic and commonly used concrete and ceramic tile roofing on wooden frames and stuctures, special green roof sturctures with insulation, filter, drainage and soil or other relatively shallow growing medium layer for grass and other special decorative or sedum plants will be applied. For your information we have summarized some of the benefits that green roofs provide as follows:

 

  • Green roofs produce of oxygen, filter carbon-dioxide out of air

  • Filter dust and airborne particulates and absorb pollutants

  • Curb roof overheating and the distribution of dust

  • Reduce day and night temperature swings

  • Maintain constant air humidity and reduce its variation (Moderation of the Urban Heat Island Effect).

  • Have an almost unlimited lifespan.

  • Increased heat isolation (reduced heating and cooling costs).

  • During hot summer months shield and protect buildings and attics from intensive solar radiation.

  • They are practically inflammable (act as fire retardants).

  • Storm water run-off slow down and its retention, (prevention of sewage system overcharge and storm water runoff).

  • Disperse a pleasant aroma to the surroundings.

  • Have an important aesthetic function, induce positive feelings and frame of mind, promote feelings of relaxation.

As concerns our development Živé domy (Houses Alive) energy performance certificates of the houses are currently being prepared which is in compliance with EU regulations, namely the Council Directive 93/76/EEC of 13 September 1993 on limiting carbon dioxide emissions by improving energy efficiency and the Directive 2002/91/EC of the European Parliament and of the Council of 16 December 2002 on the energy performance of buildings. The mentioned certificates (EPC) will provide the information about the energy performance (including all energy origins), consumption and efficiency of the houses in question. This will enable you to make competent decisions when striving to reduce ever-increasing energy expenses.

In connection with the changes caused by the current financial and economic crisis we have carried out a thorough re-evaluation analysis of our company´s position and its potential within the context of the current property market situation and most importantly, in regard to ensuring financing for our residential developments in preparation and future business activities.

 

I am pleased to state that the completion of Phase 2 in the development Royal Views progresses smoothly and as scheduled. Therefore, we will be able to carry on and pursue other business objectives of our company, the achievement of which proves realistic. Taking into consideration the new market circumstances we have just changed the timing and the order of the realization of some of our future residential developments.

 

As a result, the preparation of our development Žívé domy (Houses alive) - a community of 18 family houses featuring outstanding green architecture design to be located on the outskirts of Tuchoměřice, is intensively underway. As its name suggests the project´s concept is based on sustainable approach and technologies and we are convinced is so far unequalled by any other development in the Czech Republic. I won´t give away any more of it now. More information on the project will soon be available on our website and I will be pleased to acquaint you with the details.

As of today, all houses of the Royal Views development (Phase 1) have been fully completed and approved for occupancy. It comprises eight high specification villas with generous living space and interior layout ranging from 328 to 504 sq. m. The construction of the development progressed as scheduled. All the construction works were closely monitored to meet the strict quality standards, thanks to which there were no shortcomings found during the final inspection of the houses.

Welcome to our website. It was launched today to be at your constant disposal. This website contains information not only about who we are as a company, but mainly about our current and future designs and projects meant for you.

The PROJECTS section will soon be expanded to include an interesting selection of 39 apartment units in four buildings located in an enclosed former grange in Tuchoměřice. The project uniquely combines living in the countryside with the modern conveniences of living in an apartment building. Here you will also have the opportunity to own a small garden plot. The apartment buildings will naturally feature underground parking spaces and high specification apartments.

We are also getting ready to develop an enclosed community of 18 single-family houses  featuring outstanding green architecture and sustainable design, located on the outskirts of Tuchoměřice.
